Understanding the Home Inspection process

Today's entry will be focusing on the inspection process. We, as inspectors, are not inspecting for cosmetic issues. What we are looking for are any structural, mechanical or electrical defects. This would include items such as the air conditioning and heating systems, the electrical throughout the home including the main service panel and all outlets, the roof and foundation and everything in between. The inspection report can be used as a negotiating tool as well as a reference or punch list. There are many qualified inspectors, however, there are also numerous inspectors who have read some books and passed the test. When selecting and inspector, make sure to check for past construction experience as well as the number of past inspections that have been performed.
